Sprinkler extinguishes fire from natural gas leak

MERCANTILE

When investigators found that the gas piping's drip leg had fallen off, without damaging the threads, just beyond the regulator but before the igniter, they determined that the piping had not been properly tightened. Gas leaking from the joint was ignited by an open 0ame in the oven's burner chamber. As the temperature rose, it destroyed the oven's wiring and other controls, causing a sprinkler above the oven to open. The store, valued at $2.4 million, and its contents, valued at more than $1 million, sustained an estimated loss of $7,500. Firefighters treated one of the store's employees on scene for minor smoke inhalation.OHIO - A single sprinkler extinguished a fire that began when natural gas piping feeding a commercial, rotary-style bread oven in a grocery store bakery dislodged, allowing natural gas to build up and ignite.

The store, valued at $2.4 million, and its contents, valued at more than $1 million, sustained an estimated loss of $7,500. Firefighters treated one of the store's employees on scene for minor smoke inhalation.

Sprinkler controls fire started by oily rags

ILLINOIS - The contents of a garage and storage area in a mixed-use strip mall ignited and burned until a sprinkler operated and controlled the fire before firefighters arrived.

The building's contents were damaged, for an estimated loss of approximately $2,000. The building itself was undamaged. There were no injuries.Investigators determined that oily rags, left in a pile in the storage area by a business owner who had been refinishing a deck, spontaneously ignited and that the fire grew until it produced enough heat to activate the sprinkler. The single-story building, which measured 200 feet (61 meters) by 75 feet (23 meters), was constructed of concrete block walls over a concrete slab with a metal truss roof and a built-up roof deck covered by a rubber membrane. The mall had a wet-pipe sprinkler system connected directly to fire dispatch.

The building's contents were damaged, for an estimated loss of approximately $2,000. The building itself was undamaged. There were no injuries.

STEALS on wHEELs

Last week I told you the roof had collapsed on the used convertible market. Well, it's the same deal with luxury iron.

Fancy a Merc c- class? a 52-plate c180 avantgarde with a modest 56k miles went for pounds 2,850. How about a seven-seater Land Rover discovery for buttons? an 02-plate disco V8 eS with 50k was snapped up for pounds 2,600. The car of your dreams has never been cheaper. But the market's paranoia can be your gain at auction. Less than three grand buys you a strong, low-mileage and well-engineered car for half its retail price. Yes, really. How about an 02-plate Lexus IS200 Se with just 50k miles for a ridiculous pounds 1,600? Or a 52-plate Volvo S60 TS, with one owner, 40,000 careful miles and a full service history in the glovebox, down to pounds 2,350.who'D DRIVe Them Savvy shoppers

Withstanding the winds: Norman home promotes higher safety standards

The state's first completely high-wind-resistant home is under construction here, featuring building techniques common in hurricane- prone areas of the country, but rare in Oklahoma.

McCarty is particularly suited to testing the wind-resistant construction techniques as a member of the state's 11-member Uniform Building Code Commission, said Mike Means, executive vice president of the Oklahoma State Home Builders Association."It always comes back to education," McCarty said. "We haven't really had a big push for this in state until just recently."Something as simple as a wind-resistant garage door can help keep the roof attached to a home during a tornado, he said.FEMA encouraged members of the Oklahoma State Home Builders Association to explore more wind-resistant building techniques after the severe storms pummeled the state in May and June. The OSHBA also plans to survey its members in the coming weeks to see how many builders in the state are offering wind-resistant construction to their clients."We're looking at construction practices in the state to see if they could be improved or enhanced to minimize damage," Bourdeau said. "As the public is better informed, particularly if they're building their own home, they can make choices to make their home safer."Norman-based homebuilder C.A. McCarty Construction has partnered with the Federal Emergency Management Agency, the Oklahoma State Home Builders Association, State Farm and other businesses to build the 4,700-square-foot home in a northwest Norman subdivision.C.A. McCarty owner Curtis McCarty hopes that the test home will encourage other builders to offer such construction techniques to their clients by giving them a better idea about how much it costs.McCarty estimates the wind-resistant techniques used in the Norman home add about $1 per square foot to the cost of construction, due to additional labor costs as well as materials. The house features metal bracing that secures the roof and foundation, making the wood-frame structure stronger and more wind- resistant. Metal bracing is also used in the weakest structural areas of the home - around the doors and windows. The home also features wind-resistant composite roofing shingles."Hopefully, this will allow homebuilders to give the customer more options as they build a home," Means said.Oklahoma building codes require metal roof tie-downs for new homes, but the regulations only apply to houses in rural areas. The Norman test home goes above and beyond those standards.

The OSHBA also plans to survey its members in the coming weeks to see how many builders in the state are offering wind-resistant construction to their clients.

Metal Roofing's Frequently Asked Questions

Q. Does a metal roof cost more than a typical roof?

A. Absolute Steel offers a wide variety of panel systems to meet a variety of slope requirements. Information regarding minimum slope requirements can be found on the specific technical Data Sheet for each product. Typically, metal panel systems can be applied to pitches of : 12 or greater. Actual minimum slopes may be dependent upon roof geometry, substrate, and physical location of the project.A. Yes. Among the types of insulation that can be used under metal roofing, we recommend foil-faced plastic bubble insulation. This means you can save even more additional utility costs by making your roof more energy efficient through the use of this inexpensive insulation product.A. You'll be surprised to learn that a metal roof is, on average, 50% lighter than an asphalt shingle roof, and 75% lighter than concrete tile, fiber cement shakes and slate. With metal roofing, weight on a structure is never an issue.A. Lightning is attracted to the highest point, not necessarily metal. A metal roof has no greater chance of being hit by lightning than any other type of roof. However, if your roof would be struck by lightning, a metal roof can help prevent your home from catching on fire because it can dissipate the electrical charge. More importantly, it is noncombustible.Q. How will a metal roof stand up to extreme weather?A. A metal roof can withstand decades of abuse from extreme weather like high winds, heavy snow, hailstorms, and even wildfires. Metal roofing has a 120-mph wind rating, meaning it can withstand wind gusts up to 120 miles per hour - equal to an F2 tornado. Under high wind conditions metal roofing systems have wind resistance and uplift resistance that is above the new building code requirements. Naturally, this gives architects and engineers a sense of relief in that they can use the best material to meet those criteria.Q. Does metal roofs attract lightning?A. Metal roof systems in most cases weigh between 1 to 3 pounds per square foot. The actual weight is dependent upon metal gauge and profile of the panel. Metal roof systems are considered a lightweight roof covering compared to their counterparts. The following illustrates the different types of other roofing materials and their respective weights per square foot:A. Today's residential metal roofing is made to look exactly like common roofing material - such as asphalt shingle, cedar shake, clay tile or slate roofing - only stronger and more durable. metal roofing materials come in a wide variety of styles, colors and patterns - there's certain to be a style and finish to match your home and neighborhood. The recycled content of the steel in a metal roof is about 56% from production to installation to reuse - far superior to asphalt. According to the National Association of Homebuilders Research Center, 20 billion pounds of asphalt shingles are dumped into U.S. landfills every year. If you loaded those shingles into tractor trailers, then lined them up end-to-end, they would make a line from New York City to Los Angeles, back to New York City again, then on to Chicago. That's a lot of wasted asphalt. But because a metal roof can often be installed over your current roof, without tearing off what's already there, metal roofing helps to reduce this excessive shingle waste.Q. Would a metal roof be too heavy for certain types of homes, or for smaller structures like a detached garage or porch?A. Most metal panel systems can support the load of an individual walking on them. As with any roof system care must be taken to not cause damage to the roof due to abrasion or collapsing of raised portion of the panel. Appropriate OSHA approved safety procedures should also be followed. All of the above roofing materials are well-outlasted by metal roofing, which retains its good looks and durability decade after decade after decade.Q. Can I add insulation under the metal panels?Q. Is a metal roof environmentally responsible?A. This is a common question, and probably one of the biggest misconceptions about metal roofing. People usually think of an old barn roof where the metal is visible to the interior of the structure. On a residence, however, metal roofing is often installed over a solid substrate. Further, attic space and insulation serve as additional sound barriers. Research has proven that metal is not any noisier than traditional roofing products. In fact, you'll hear more bad weather noise from your walls and windows than you will from your metal roof.In locations that see heavy snow, metal roofing has been the choice of homeowners for years. It sheds snow fast, which protects the structural integrity of the roof. And it can eliminate ice damming at the eves, so water can't back up and collect under the roof then leak into your home. If you live in a part of the country that is prone to wildfires, metal roofing can protect your home should burning embers land on your roof. In fact, you should check with your insurance agent as it's quite likely that the installation of metal roofing will save you money on your homeowners insurance.A. Metal roofing and siding can be easily installed using standard hand tools such as a screw gun, hammer, metal snips, caulk gun, pliers, chalk line and tape measure. Cutting metal panels is best accomplished with an electric metal shear which doesn't cost much and attaches directly onto your drill gun; however, panels may be easily cut with a circular saw with a metal cutting abrasive blade. The best way to insure quilty and durablity is to hire a good metal roofing contractor. Where this might be your first time installing, they have been installing roofs for a liftime.A. Because metal roofing is a premium home product, you can expect your new roof to cost more than what an asphalt shingle roof costs. However, a metal roof is comparable in price to tile roofing or cedar shake roofing. If you currently have a slate roof, you can expect your metal roof to cost less.A. You can expect a metal roof to last at least 2 to 3 times longer than a regular roof. In general terms, count on a metal roof lasting 40 to 60 years and beyond. To put it in context, the average life span of an asphalt roof is 12 to 20 years. That lifespan can be shorter depending on the pitch of your roof and the climate in your area. Made of oil impregnated paper or fiberglass, asphalt begins to deteriorate as soon as you expose it to normal weather. A metal roof, however, will never decompose.Asphalt Shingle: 2 - 3.5lbs psfWood Shingles/Shakes: 3.5 - 4.5lbs psfQ. Is metal roofing noisier in bad weather than asphalt, cedar shake, tile and slate roofing?Q. What is the minimum roof slope for metal roofing?Q. Can you walk on the roof?Q. How much longer will a metal roof last than common roofing like asphalt or wood shingle? No matter what kind of metal roofing style you choose, you'll never have to worry about your roof again. Most come with a true 30 to 50 year warranty. Plus, your new metal roof will add to the resale value of your home, save you money on your energy bills, and give you piece of mind that you'll likely never have to re-roof again.Q. I'm concerned that a metal roof won't match my home and the roofing style in my neighborhood.Clay or Concrete Tile: 5.5 - 10lbs psfQ. How heavy is metal roofing?Q. Are any special tools required?Textured Asphalt Shingle: 3.5 - 5lbs psfOther roofing materials like wood shingle, shake and tile have varying degrees of weather-related problems that lead to breakdown. Wood shingle and shake roofs often need replacement before twenty years. Concrete tile roofs can crack and warp in the freeze/thaw cycle of more northern climates.

A. Where this might be your first time installing, they have been installing roofs for a liftime.

Most supercars take weeks to get used to. Heart-attack spins, near misses and cold sweats are part of the terrifying learning curve.

Mind you, pounds 58k is a big shout and all I could manage was a ravenous 23 mpg. This four-seater cabriolet, with its folding metal roof and decent boot, demands nothing yet rewards with spine-tingling velocity. But unlike all those unwieldy lambos and Ferraris, it can slip into a space at asda and laugh at speed bumps. That's why so many get twisted and thumped. But the BMW M3 Convertible comes with giant-killing performance and school-run docility. Apartments block plan for site of arson - hit hotel; Victorian building was demolished after blaze

Byline: SONIA SHARMA

It was closed for around six months before the blaze and had suffered a series of vandal attacks. When it was set on fire, it took more than 30 firefighters around four hours to put out the flames. Nobody has ever been caught for the arson attack on the building. The firm will be asked to set aside pounds 9,680 for medical improvements. The Primary Care Trust (PCT) says the money will be used for the Portugal Place Health Centre, which is currently over capacity. After the fire, which badly damaged the structure's roof and windows, it was demolished for safety reasons. The cleared site is currently surrounded by a metal fence. In 2007, the old Carville Hotel was placed on a register of buildings of special interest."The proposal would be to use the contribution to carry out improvement works to the Portugal Place Health Centre, including extending into the courtyard to form two new clinical rooms."A contribution of pounds 9,260 is being suggested for play facilities. The former Carville Hotel, on Carville Road, in Wallsend, was burnt down by arsonists in April last year.If the plans are approved, there will be 16 two-bedroom homes and four one-bedroom apartments spread across two blocks. Some 20 car parking spaces are also proposed. The company hopes the new homes, located near a bus terminal and the Wallsend Metro station, will help towards the town's regeneration. The scheme is to be discussed by North Tyneside Council's planning committee tomorrow and officers are recommending approval of the project, subject to an agreement whereby the developer must pay towards health and play facilities in the area."The proposal is considered to be a positive form of development for the site."A VICTORIAN building that was destroyed in a severe fire is set to be replaced by new apartment blocks.People moving into the new apartments are expected to register at this centre, which would result in greater pressure on its services. In a planning report, officers have said: "There are no objections in principle to the redevelopment of this site for residential development. It makes efficient use of a vacant brownfield site within the existing built-up area.HISTORY LOST Firefighters at the scene of the blaze at the former Carville Hotel in Wallsend last yearThe pub, built in 1893, had been in a derelict condition.CAPTION(S):Now Newcastle-based Taylored Commercial Ltd are planning to build 20 apartments in the area, aimed at single people, couples or small families.

Energy Savings with Cool Metal Roofing

More and more, homeowners are seeking out energy-saving building materials for their renovations and new homes, products that not only secure and improve structures but also provide long-term cost-cutting on energy bills while promoting environmental and economic sustainability in the greater community. Among the array of possible upgrades, cool metal roofing easily answers this consumer demand offering a solid, attractive roofing solution available in multiple colors, textures, and profiles, for steep-slope and low-slope applications, that can save your household up to 40% of its annual energy costs, depending on your geographical region. The Benefits of Energy Efficient Metal Roofing

Elite Roofing & Home Improvements, LLC provides detailed information about shingles, cedar shingles, fiberglass shingles and more. Elite Roofing & Home Improvements, LLC is affiliated with the National Roofing Contractors AssociationAs reported by the Cool Metal Roofing Coalition and the Oak Ridge National Laboratory, installation of reflective metal roofing can save your home up to 40% in summer cooling energy costs while highly emissive metal roofs can reduce urban air temperatures by as much as 12 F. Combined, these benefits mean less money out of your wallet, less dependence on energy resources and less general air pollution in your neighborhood and across the nation. The secret to metal roofing is energy savings is in its variety of finishes. As shown above, the basic, unpainted metal roof will reflect much of the solar radiation usually absorbed in your attic and home by an asphalt roof. But, for homes in warmer climates, pre-painted or granular coated metal roofing systems not only reflect solar energy but also cool your home by re-emitting most of what solar radiation is absorbed. Where annual cooling loads dominate, a highly reflective and highly emissive painted or granular-coated metal roof is optimal for reducing energy consumption and can actually re-emit up to 90% of absorbed solar radiation.

Hiding the block wall is a lath arcade of hanging plants

Lath seemed the answer, as Sandy and Larry Davidson of Huntington Beach, California, critically eyed the unattractive cinder-block wall behind their 4- by 60-foot planting bed.

During an extensive remodel, Martino decided to make the patio more hospitable for outdoor living. He removed the offending awning, decked over the entire concrete slab, and added a planter. The new redwood deck forms a distinctive platform that seems to float over the lawn. To tie indoors and outdoors together, the deck surface--8 inches above the slab--was set at the same level as the floor of the house. The vine you see climbing over the lath structure is kangaroo treebine (Cissus antarctica), which can be planted in mild-winter coastal areas. For a hardier alternative, plant Carolina jessamine (Gelsemium sempervirens). The baskets and other hanging planters hold fuchsias, begonias, and seasonal annuals.Container plants are watered by drip tubing concealed in a 3/4-inch PVC pipe that runs across the roof of the arbor (the PVC also protects the tubing from the sun).

Right over the concrete, a curvey new deck

A concrete rear partio with an awkward metal awning: these were two features that architect David Martino didn't like about his 1950s tract house in Lafayette, California. The hard barren slab could get blindingly hot in the summer. A pink-and-white aluminum canopy blocked light from the house and looked out of place with the shake roof.

The deeply lobed, dark green leaves of Japanese aralia (Fatsia japonica) and the lacy foliage of dwarf tree fern (Blechnum gibbum) lend a tropical look. These thrive in areas with mild summers and winters. Other shrubs are evergreen azaleas. To support the structure, 8-foot-long 4-by-4 posts were set in concrete footings placed 80 inches apart and anchored with metal straps. Horizontal 4-by-4 beams rest on these posts. To bring the cinder-block wall up to the same height as the new front wall, a short extension of 2 by 4's and 2 by 6's went over the top row of blocks (see above). Nailing strips (2 by 3's) for the lath facing were fastened to the block wall with lag bolts in lead plugs. Lath was painted white before assembly.

To provide shade without cutting off too much light from the house, Martino built a rectangular trellis at one end of the deck. Eventually, vines will cover the trellis, adding more shade.

San Jose students learn as they build a house

Hands-on experience can be a most practical learning tool, as 47 high school students in San Jose, California, learned over a 14-month period.

Photo: Glowing with sunlight diffused through its taut umbrella cap, airy garden pavilion defines seating area near retaining wall wedged into steep Los Angeles canyonAt the gazebo's base, they bolted fourturned wood columns to metal L-brackets set in the corners of a concrete slab. For further stability, L-brackets connect the back columns to the retaining wall.To hold the duct length firmly in place, metal straps pop-riveted to the duct are nailed to the roof and ceiling framing. Outside, the duct rises a few inches above the surface of the roof to create a curb which is sealed with asphalt emulsion. Capping the shaft is a round piece of 1/4-inch-thick clear acrylic held in place with a thick bead of silicone caulk. The project drew many willing participants. Citation Builders sold a corner lot in a planned development area at the builder's cost. The Santa Clara Building Trades Council not only endorsed the project, but provided apprentice program assistance in the fields of plastering, gypsum-board taping, and bricklaying. Energy consultants donated their services, and plumbing, lumber, and electric companies pitched in with building materials. Predictably, construction took longer than with professional builders. "We took our time to teach the kids how to do it right," says Carl Hefner, supervising instructor from CCOC. He and other teachers patiently checked, praised, or corrected each phase. Building inspectors then double-checked and approved the work.Photo: Up on top, silicone caulk holds flat acryliccap to duct; asphalt emulsion seals roof. The program is intended to be self-perpetuating; money raised by the sale of the house will go to buy land and services for the next project.

Under careful supervision, they built a 1,190-square-foot passive solar house, giving them the chance to deal with all phases of construction: foundation work, framing, electrical wiring, plumbing, sheet-metal work, insulating, gypsum-board installation, masonry, roofing, cabinetry, even landscaping.Inside the house, the duct fits flush withthe ceiling; taping compound fills the seam between gypsum and metal. Arrangement of supports in your attic would depend on framing structure, length and angle of ductPiping daylight into this windowless powderroom is a short length of galvanized sheet-metal heating duct. Phoenix architect William P. Bruder designed and installed several of these inexpensive ceiling shafts in Linda and Chuck Redman's Tempe house. For the roof, an awning maker stretchedsailcloth over an arc-welded frame of aluminum pipe. The vanvas wraps tautly around aluminum struts fastened to the horizontal pipes with sheet metal screws. Bolts through L-brackets bent into a V secure the frame to the columns.Construction was simple. Using a sabersaw, Bruder cut aligned holes in the rolled roofing and decking and the gypsum board ceiling. These holes measure only slightly larger than the diameter of the duct. (A steeply pitched roof would require an elliptical hole; for a hole-cutting template, use a section of the duct cut at an angle to match the pitch of the roof.)
